Our Conveyancing fees
(Freehold sale or purchase, leasehold sale or purchase, mortgages and re-mortgages)
Our fee structure for buying or selling your home, or another property, is linked to the value of the property and as it is likely to be one of the most important financial transactions of your life so it is important you get the right help.
Our fees start at £1,100.00 plus Vat for a freehold purchase up to £500k, but (unlike many firms) our costs will include acting for the lender, preparing a stamp duty return, redeeming a mortgage, all photocopying, all postage, all identification checks and two same-day bank transfer fees as required.
Generally, the disbursements for property purchases relate to search fees and stamp duty.
Our standard property search bundle costs £215.00 including Vat and the Land Registry search fees are £3 per document, you usually just need two. We may also need to conduct a bankruptcy check for your lender which costs £2 per person.
If the property is a leasehold purchase or sale our charges will be a little higher and there are likely to be some leasehold disbursements which are charged by the landlord, such as “notice fees”. These are often not known at the outset of the case. They are usually in the region of £150-£500 plus VAT. There are also likely to be apportionments of ground rent and service charge on completion.
