Residential Conveyancing Fees

Introduction

Our approach is to fully understand you, your challenges and what you require from us so we can agree and deliver a result that meets your needs.

A key part of that is to ensure that you understand what our costs will be and how they are calculated.

You will know:

  • What is included
  • What is not included
  • What anticipated disbursements may be
  • What the costs will be to complete your property transaction

 Our fees

(Freehold sale or purchase, leasehold sale or purchase, mortgages and re-mortgages)

Our fee structure for buying or selling your home, or another property, is linked to the value of the property and as it is likely to be one of the most important financial transactions of your life so it is important you get the right help.

Our fees start at £1,200.00 plus Vat for a freehold purchase up to £500k, but (unlike many firms) our costs will include acting for the lender, preparing and submitting a stamp duty return, redeeming a mortgage, all photocopying, all postage, all identification checks and two same day bank transfer fees as required.

We can also arrange for the Land Registry “alert service” to be activated to help protect you against title theft. There is no additional charge for this.

Generally, the disbursements for property purchases relate to search fees and stamp duty.

Our standard property search bundle costs £200.00 including Vat and the Land Registry search fees are £3 per document, you usually just need two. We may also need to conduct a bankruptcy check for your lender which costs £2 per person.

If the property is a leasehold purchase or sale our charges will be a little higher and there are likely to be some leasehold disbursements which are charged by the landlord, such as “notice fees”. These are often not know at the outset of the case. They are usually in the region of £150-£500 plus VAT. There are also likely to be apportionments of ground rent and service charge on completion.
